Also @Anson Young he did mention it might be difficult to procure an accredited investor, or that we would need to build some experience first.  

It's do-able, but sometimes paying a few extra percentage points on the hard money is worth the ease or procurement.

I'm in our procurement department, so I spend all day working with our suppliers of both goods and services, helping folks at our resort properties sort through issues, finding strange/large/expensive/hard-to-find items, and bidding out items that we need for various projects to generate savings for the company.

I should have reached out to friends and family to see if they wanted to pool together or if they wanted to buy and I could help by procure or management.

I want tenants that recognize a fair deal and a quality house and are willing to pay what it costs to procure said house.

I am also hoping to procure a few rental properties over the next few years.
