People love it, and for only $13, its worth the price of an enhanced guest experience and higher chance of a 5-star review.  

However, once you decide to hire a true tax professional (and not one from AL), you will discover that your $1,500 tax preparation price without a partnership suddenly turned into a $3,500 price with the partnership.

If your goal is passive income, it's not going to be in New Jersey when you factor in cost to purchase, management costs, and rent to price ratio, but what you can get is steady appreciation.

BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard.

Though my last visit turned me off with the traffic and prices.
