.- You should pay for the premium version so you can see the comps that went into their calculation to factor if you have a superior or inferior product.- AirDNA is more accurate in areas with more comps and less variation in amenities and unique properties.- Check results against enemy methodBest of luck!

There are clear affluent areas and forgotten areas of Janesville, but I will always stand by my opinion of tenant screening being the best defense of your rental property value.The Northeast side is, by popular opinion, one of the best areas to be in for newer duplexes and larger lots (for more money, of course) - take a drive down the side streets off of Wright to get an idea.The homes here are at a premium price, and rents are higher, but we've found the ROI is too low to start out in that area.

Where the problem happens often is using short term or floating debt and paying a premium and when upcycle stops and the dip starts the property owners are toast.

I believe title insurance rates in Texas are promulgated by the state so the premium will probably be the same wherever you go.

That severely limited the number of lenders I could go to, so I ended up finding a loan product (that costs a premium, albeit) thru Velocity Capital Mortgage that allows fully-amortizing or IO payments (for first 10 years) which will help me build cash flow and accrue title seasoning while I find the right time to pull the trigger on a fully-amortizing DSCR product Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The most common benefits a landlord can get from an arbitrage agreement are: reduced vacancy expense, decreased maintenance costs (most arbitragers agree to fix any damage done by guests), increased rent (most pay a premium), reduced number of hours managing the property (aka it's more passive)Some less common benefits, but still worth mentioning: Using the property to host their own guests at a lower rate during the "vacation season", Revenue sharing, arbitrage managing landscaping, and other management tasks.
