It would be advisable for the potential purchaser to thoroughly investigate every aspect of the property prior to purchase, including, but not limited to, the location of the property, type of buildings, if any, on the property, determining what, if any, liens or encumbrances exist on the property, and any other facts which may be pertinent to the contemplated purchase.

And they said that’s just the preliminary contract … I have no idea what that mean … I haven’t even pick out the flooring and vanity . got a second opinion and the contractor quote way above what insurance already approved from the first contractor .

If you discover the bill is higher than average, then you can investigate what's making it so high.

What questions or areas of the lender:client relationship should a REI investigate when shopping for lenders to uncover the value that lender offers as compared to others? 

I suspect he damaged the pan while removing the drain, but it's hard to prove.I would hire another plumber to investigate and see if they can find evidence of damage caused by the first plumber.

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.
