I don't know about your state but mine (TN) has a lookup tool that will show you the agent's original license date, the brokerage incorporation date, etc. 

In that case, I wouldn't say the PM necessarily made a "mistake" by keeping the power on.

Could be.I think that for most individual American investors leverage is a critical tool. 

You could create an operating agreement granting one of you the powers - but it is a fair amount of energy/time/activity for someone to manage and find deals.

Utilities are OFTEN overlooked so reach out to power, telecom, gas (or go all electric), water, and sewer to make sure you understand what it would take to get separately metered services from the primary house.

But from what I have seen it has a lot of useful accounting tools that should make my life significantly easier, and ultimately that's what my intent is.

From my experience, you can use that savings to house hack with an FHA loan, invest in a turnkey property in a more affordable market, or even partner with others to expand your purchasing power.

I see where Sub2 can and has been a good tool in the right hands.
