Hey everybody, my name is Frank from new york (queens to be exact), ive been checking out the forum for a while now and finally decided to take the plunge....I was a real estate agent for a while (not any more), and bought my first investment property in Florida with two of my friends about two years ago.

With all the shows on TV, and all the hype around this type of career or whatever you want to call it, it makes me wonder why more do not take the plunge into flipping properties.

We're so very proud of you for taking the plunge(even if it was your own home) and now you'rebeginning to see the fruits of your efforts.Good for you!

****someone please read the last part of my post, i really need advice on what to do.well, i took the plunge a few weeks ago and purchased a 2BR/2BA condo through an estate sale. it was in really poor condition and so i planned on rehabbing and renting 1BR out for a bit, then maybe eventually move out after 2-3 yrs and look for a second property to invest in. sounds like a decent plan right?

I'll keep kicking the tires a bit, but I sorta doubt I'll make the plunge...

Additionally, the order in which they are presented and completed.Is there a thread somewhere that gives a comprehensive list of all the due diligence items that must be completed before taking the plunge?

Lots of loan officers take the plunge into the otherside of the business; and why not?
