I received some intel from a family fried who is currently a student there, and it aligns with your insight very well. 

I always put up cheap plastic mini blinds.

Every day mon - fri i would spend $2 on coffee , $5 on lunch and $7 on dinner every day.

I am currently working a full time job Mon-Fri so i will be investing after work and weekends so basically part time (until i have a big enough cushion to transfer over and do investing on a full-time basis).

If they're plastic, it'll work for a while, but PVC and ABS are hard to get paint to stick to on a long-term basis.If there's a satellite dish on the roof, you may have to disconnect it temporarily while roofing.

@Larry Fried I think I am a believer now, and I will work with a TK provider that allows me to finance!

I'm more inclined to come down on the side of keeping it, purely because it's a small fry debt that currently earns you 18.6% net, not including future appreciation.
