Outside; grade problems, no downspout extensions, gutters that need to be cleaned. 

Plenty of homes are slab on grade without basement.

I'm looking for ready to assemble (RTA) that do not have any particle board or OSB.Found RTACabinets.com which seems interesting but I'd like to look at some in person if possible, maybe even LA County.Current quote from HD (Home Depot) for their ready made in inventory cabinets is $2600, those are particle board low grade cabinets.I'm going to bet Kevin Fox replies in this thread.

Most of the houses that were sitting on grade were  completely or almost completely under water.

I've been using a website called "area vibes" has alot of detailed info on any neighborhood you need, like the demographics, crime, schools, it rates everything using a grading system.

I don't buy this for anything but solid safe investment with a Grade A tenant  IE doctor and her personal Guarantee on the lease..

Site work (Land clearing/demolition/fill dirt/lot grading/old well and/or septic abandonment/culvert).

Defining the class of the neighborhoods is the tough one to start that grade C out for...I have some clients unused to the mid-west who are used to high-end suburbs who consider our better areas a B- area.Personally, I classify the C- anything I verify I have easy access to my spare magazine before I enter a vacant property.

They are institutional grade but operate with small balance funds and family offices.

Floor plans, foundations, roofs , grading ......make it very difficult for anyone to help blindly online.
