I have some cash, but likely not enough to fund a purchase without bank financing, and especially not when factoring extensive rehab costs into the equation (may need to up my knowledge on creative financing to bridge this).

I have no experience personally investing with them.

or better yet, go to the market you pick in person, and talk to the people you'll be turning your investment over to in person.3. yes, you need a team. 

I highly recommend learning those strategies, as you can own limitless properties when buying without using bank funding!
