So I would start by doing the above find market rental rates and lease terms, then apply a vacancy rate that is within market perimeters (at least one months rent 8%), find the R.E. taxes from the assessors offices, add your insurance expense that they quoted you, now in terms of the variable expenses that would depend on your lease structure.

I wouldn't recommend it for a rental home in my area - unless that was a common feature in the market I was renting in.In general, in my area, unless the house has a basement with a perimeter drain that drains to daylight or has a very low water table, it seems likely to me that the basement will "flood" at some point.

I have seen one that ran the entire perimeter of the lot, with T's that would have been for faucets at various points that went all the way to the road (Maybe model T's needed a lot of water?
