@Jay Paul Jenkins, because of peculiarities in Alabama tax sale law, and the large number of ways the tax sale might be void or someone might have extended redemption rights, or it might be recoverable for former owner of the short statute of limitations has expired, you will NOT be able to find a title company to insure title unless you've filed your quiet title lawsuit, obtained an order that is final and non-appealable, AND the title insurance company has reviewed the court file to make sure there were no jurisdictional defects that would void your quiet title order.

I decided to do a walk through on Fri, July 31, 2020 and found that they are growing marijuana inside a tent in the living room, have 6 cats 1 dog, 4-5 firearms in a closet with no lock-box, holes in the walls - some are obvious that they've been patched and others have not been patched, leaks under every sink that now are growing mold, 1 bathroom sink is completely molded underneath the sink to the point where the sink is slowly sinking in through the wood, and that they are not cleaning.

However, I guess I don't see that as a downside peculiar to LLCs since if we would have purchased the units in our own name or as a true partnership, personal assets would still be at risk.

Just as people with a medical marijuana card can be asked to avoid smoking it in a non-smoking unit, perhaps the tenant who needs an emotional support animal can look into a non-dog emotional support animal?
