The OZ incentive provides a tax deferral (through the end of 2026) on the existing capital gains that are invested into a fund. 

@Aneal Khimani do you currently have any realtors in your network or sphere that could provide you with that information? 

You can invest the gains into the OZ fund and receive the deferral on the gain amount, while investing the original principal anywhere you want, including just keeping it on the sidelines. 

I am networking out to other local investors to partner up and tap into their capital spheres, anything to get to the finish line.
