@Katharina Bormann in my experience they don't like those official looking letters in the mail so make sure you do that and also have a cost associated with unresolved issues like trash in your lease.

This metric does not work, if trust falls out of place, and faith falls from the team and rests then on individual greed.

The property would be a multi family that me and my wife would live in one unit and rent out the rest.

Your team can vet the rest.  

But you would shelter the rest in your 1031 exchange.

So for the rest of the 3.8 years you're getting a full ~300 of passive income. 

And you assume the rest of the mortgage that you're already guaranteeing.Your idea to refinance immediately after to get favorable financing is perfectly fine. 

HI @Jacob KazmierskiI would suggest saving a certian % you fee comfortable with and then put the rest into a high yield savings account.

Does anyone know what officially gets recorded with the county when a mortgage is transferred?
