I recently observed while trying to put in offers to seemingly available properties.

As long as you operate a legitimate business and observe the corporate requirements you should be fine from that standpoint. 

That way you can truly learn the business by observing others, and bring all of that knowledge with you to your first listing appointment or buyer meeting! 

For starters, I recommend that you identify your investment strategy, choose a market that aligns with it, and establish your Core 4.The main challenge I observed is that individuals often lack a clear end goal or strategy, or they select a market that doesn't align with their chosen strategy.

In HUD’s experience, such documentation from the internet is not, by itself, sufficient to reliably establish that an individual has a non-observable disability or disability-related need for an assistance animal.

You can later find investors in your area, pair up with them and have your students observe how deals are put together.
