Unrealized equity is nice, but doesn't really do much for you except make you feel good when you tell someone how much equity you have.

Second, if you want a nice house in a nice part of town, you will have to pay for it, so will likely need to raise your purchase price.Third, if you want to go off-market, just know you are trading a lot of time for the possibility of maybe finding a deal.

And if you can't find any multi-family that pencil out, sometimes you can find some hidden gems through ADU's on the property or a nice walk-out basement, etc.
