If we build, we are looking at a modern cabin with 2 bd 1.5-2 ba.

I’m at lunch at work and my wife is getting out of a yoga class and I call her and she’s like, “I have no idea what’s going on.”We’re trying to interpret the pictures and some of these are just like a picture of the microwave, a laptop on the floor, a vanity light with one bulb out.

Example - replace kitchen cabinets that are serviceable to ones that are new & modern or replacing the roof. 

No idea, every market is different and I would venture to guess that my market would have more of the modern and contemporary designs than TX.

The heating units themselves are new high efficiency modern units and are working as as they should but the home just doesnt have enough insulation. 

I took 30k to the sale and got schooled big time.. the big players are there with their lap tops the sale goes at lightning speed those guys snag most everything I end up spending my 30k..

Aside from hanging your hat (license) with a brokerage, all you need is a laptop ($300 at Walmart), cell phone w/ hotspot, $100 per mo, some business cards (not required), a CRM (the one in your phone works fine when coupled with a task list - both free usually), maybe a web site domain @ $12 from Google, and a simple one-page site as a sales sheet.

After 4 months they give you the opportunity to open a secured credit cardAnother is called "Kikoff": These guys will report a $500 Limit Credit Line for less than 5 bucks a month.These modern services are a great place to start, they will never report late payments, won't get you into debt and build your credit score every bit as much as credit cards.After you 3 - 5 of these open for 90 days THEN apply for credit cards, you will get much better approvals, higher limits, lower rates, more rewards etc...Mortgage lenders will also be looking at how long those accounts have been open.

If anyone wishes to engage in these owner financing “deals”  try to get a negative interest rate from them 😂  those are like Portland Or moderns. 

in the SF peninsula and down to Cupertino there was a builder who built about 30k homes in the 50s and 60s  called Eickler these were modern heat in the floor tons of glass interior walk ways with gardens in them etc etc.. very unique ..
