Land is only good if you have a warchest to immediately turn it from dirt to cashflow or sale so keep this in mind when you're going forward.

A lot more important compared to newer construction homes where you don't have to deal with certain things when it comes to either of those.Many other nuances but those are just a few that come to mind.

If you have no facts, then yes an appraisal can be your ticket, but also keep in mind how your state manages assessed values.
