Take your inspection checklist and have the contractor complete the work he's already been paid for, make that part of the mediation.2.

Now, after 10 months of stay, tenant is asking to get bed bug inspection done.

From finding the deal, inspections, GC quote, insurance etc. 

Some lenders charge 5% released upon C/O, others release once that particular line item is approved by local inspection agency.

I was told his work is the best and all his houses are top notch quality, I trusted their word thinking that things will come up in appraisal as well as inspection. the inspection was good, nothing negative was on the inspection, the appraisal was also correct.

Had a home inspection done and found it needs some work (Roof will need to be replaced in the next few years, some of the electrical needs work, updating the 2 upstairs units, furnace replacement at some point, etc...).  

. --- We haven't seen a S8 inspection report in over a decade that required a tenant to fix damages they obviously caused.

And always set aside reserves for the unexpected.always look at location, schools and is there an area that is gentrifying where we could take advantage of better appreciation Inspections are paramount.
