I'm also slightly intimidated by the concept of being a landlord (again, largely because I'm awful at repairs -- I don't know the validity of that hesitation, but I'd be lying if I said it wasn't there) so I'm really intrigued by strategies which avoid or minimize that responsibility.

We have done very well with auction but I say that they are all home run deal I would be lying.

The title company will be surprised when you go to close if you say you are doing a cash offer when you are not (not to mention that if you are planning on financing you would be lying to the seller).
