You profit share with them for the first 10 deals (at the higher levels) because they really are right there with you holding your hand, and as I mentioned, doing three way calls, etc. every step of the way.  

Hey Jason, As myself and other tax professionals have mentioned it's considered "in service" once ready and available for rent-and at that point is when you can start reporting it, you can begin depreciating it etc. 

They are worth the money for a good hot tub that is mentioned all the time in reviews and doesn't have a ton of issues.

As I mentioned we have looked but with house prices rising constantly with outbidding making it worse we have had to table the idea until now.

@Shawn Questa I agree with you that there could be some opportunity here, but personally, with that little equity in the property, I'd wait for the pre-foreclosure process to start and  perhaps you can do a short sale (though I don't know the details on how that's handled in TX).
