The fact I can go to my kid's golf game today, yet still catch a vendor overcharging me $81 the day before on a SFR in Georgia makes me feel the systems that are in place, plus the ability to manage sacrifices has paid off.I've had the same team in most of businesses for almost 8 years, and have a growing RE team that continue to impress me. 

Have flexible repayment terms been a game changer for your deals, and if so, how have you leveraged that flexibility to scale your investments?

I also want high skin in the game, conservative leverage and reasonable fees.Open-door isn't a match for me (and an easy "no") because they don't have that type of experience.

Name of the game for me is speed to move the contract.Currently I have a mass email marketing platform that works well but no one checks their email as much as their texts. 

If you don't/won't have WiFi then you should either consider a SimpliSafe system that you can move around from house to house, or some type of Trail cameras like hunters use for identifying game areas.

The GC and the sub ended up sharing in the cost mostly (I think) because it was better than the finger pointing game that had already started, and realistically the attorney's were the only ones about to win...

I am new to the game and using the FHA loan has just seemed to be the most common way to house hack (at least in terms of what the resources I have read have said). 

Keep the risk in check so you will not be taken out of the game. 

@Stuart UdisAll great comments, seems like putting skin in the game will be a reassuring factor for any potential investors.

Sure, you can make a few quick trades, but the playground monitors (a.k.a. the law) might notice, and you’ll miss out on the bigger opportunities and loyal customers.So, while skipping the license might seem easier, it’s not the best way to win at the toy game in the long run.I have this talk with 10-15 people each month at our Free Meetups here in MA, NH, and ME.
