like melted dishwasher trays; cracked granite above the dishwasher from hitting it with oversized items placed on the tray; kitchen wood panels/doors stained with grease splatter never cleaned which has removed the wood stain, etc.Any advice?

The other thing to watch for is when the grill is placed too close to vinyl siding (or anything vinyl) - the heat softens and melts the vinyl, and it will sag or even worse get distorted. 

A new twist is that according to my management company is that now that the snow has melted their are adding exterior testing, along with interior testing.

Some of AZ has a special kind of hot as in I am melting. 

The laundry room needs to be separately metered.Occasionally there is laundry room drama.... two people needing to do laundry at the same time, someone using the machines outside of the posted hours and disturbing the sleep of others, someone leaving their clothing in the machine too long, and mishaps, like the ball-point pen that went through the wash and melted in the dryer leaving blue ink everywhere. :-)

I also sold these same investors small plex's in Portland and Vancouver and they did OK went down a bit but still retained tenants.. no one is predicting a 08 melt down myself especially other wise I would not be buying all the lots I am buying to build new construction for new homeowners in multiple markets

And I have to say, while there are some agents out there that are incredible, producing amazing photos and a listing description that would melt Scrooge's heart and open his wallet, there are just as many, if not more, who do no better than a mediocre job.  

The owner put the frozen system on "fan only" to melt the ice; we later ran the furnace for a few minutes at a time to help melt it faster. 

The fix is to open up the vents and set the thermostat to "fan only" for a few hours to melt the ice - this will cause water to drip around the furnace, so maybe have some towels or a shop-vac ready to clean it up.If the outside unit has never been cleaned, sometimes it will cause the A/C to work harder.
