This kind of creativity (or a massive pile of cash) is what's needed to "Cash Flow" in the near-term with a Boulder investment, but unless Boulder dramatically reverses course and halts the NIMBYSM that stops new construction in it's tracks, those who hold on for the long-term are likely to be highly rewarded. 

But it doesn’t take many properties to turn many disappointments into a massive win. 

There is already a massive shortage of affordable housing.

It is a triplex so I don't anticipate it being a massive frat party type of issue.

IE pull the cash out of it so I could go buy more timberland to log.. get payments from my buyer .. pay the bank their payment then when my buyer cashed me out I cashed out the bank and got my equity... for me it was not as much a tax play as a get stuck money out now without massive discount to a NOTE buyer pimper .. who is looking to get notes with massive discounts. 

$30K would be a massive portion of their nest egg.

I have consumed a massive amount of podcasts and am excited to take the next steps, but am having trouble deciding the next step to take (strategy).

It is also near a massive medical campus that is constantly growing in a decent size metropolitan area.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story Pins Mechanical venue.

I'd gotten an on-market property under contract, but I found out it had massive foundation issues so I decided to assign it.
