Agree with Melanie and you also mention smartest way and best returns.typicwlly higher returns are equal to higher risk (where you could lose it all) stock market has been returning 20% last few years why not put it there or in some decent stocks? 

Reason I ask is in note investing it is actually usually pretty difficult to lose money consistently, thus the questions. 

It is a matter of getting out of your comfort zone a little bit but not so much that you will burn out or lose sleep.

There's a standard syndication that goes out to sites like Zillow, Redfin etc that is included when it is listed in the MLS; hence why people can find properties from across the country. 

Even with 10% down you’re “hoping” that’s all you lose if it all goes wrong.
