I'd also tell them if they need to leave before Dec, as long as they provide 30 days' notice, you are fine with it. 

But agree for HML majority of the states as long as its commercial purpose no license required..

Not giving tax advise, so check with your CPA, but I sold a rental after it was my primary for over 2 years and as long as it was considered my primary residence "2 of the last 5 years", I did not have to pay capital gains on my property sale up to the IRS limit. 

And as long as the numbers make sense then go for it.

@Jay Hinrichs I think the reason this fraud went on as long as it did is due to the nature of the fraud itself. 

Guests will ask you and having some updated information about the area is always helpful. 100% can't stress enough to stay there for as long as you can to note the nuances every house has.
