Talk to lenders and have some options ready to go and have clear buying criteria.

Many opt for other investing methods in their SDIRA like private lending, crypto, private equity...anything except collectibles and life insurance.Note that a Solo 401k is exempt from UBIT on leveraged real estate so if you have self employment activity and no full time employees save for you and your spouse you should consider the Solo K as an option. 

Some/many lenders don't like a 2nd mortgage behind their first (like the skin in the game), however there are both bridge or permanent financing options out there allowing you to leverage anywhere from 90% CLTV - 100% CLTV, but don't expect good terms...

I'd be happy to discuss whether or not this would be right for you if you're interested in a lower-interest option vs. a HELOC. 

However, there are better options than $180 a month and $1000 for a WP site. 

An option to better understand and see the model without having to spend all the time is turnkey interesting.
