I didn't see a need for a holding company but if someone wants one, you can just use another LLC as the holding company.

To us, its a "Bridge Loan" (lol).

There are DSCR lenders will allow only a single 20 or 25% owner of an LLC to sign a Personal Guarantee (other owners are not on the loan, or liable for the loan).

The deal will leave the seller at your sons mercy for decades (the life of the loan).

Let's say you borrow $100,000 to pay off your $50,000 IRA loan, $25,000 on credit cards, and keep $25,000 for finishing renovations.

Just sell and pay off that loan or two.
