I’ve been following bigger pockets and listening to their podcasts for the past few years.

Most of the investors I know have never read a real estate book or listened to a podcast. 

And only listen to multi millionaires IN THE GAME.

I remember listening to on of the bigger pockets podcasts and it was the first time I heard rent by the room strategy work really well.

Maybe 1/10 still listened 11 months ago when I first tried, took a summer break, and now about 4/10 are listening and it's growing. 

I do still listen to their webinars, etc.

You probably need to listen to Dr Joe who specializes in this.

Now, if the deal is so sweet that someone may want to step into your shoes prior to closing for a large fee, make the contract including the seller financing terms freely assignable and ironclad.Good luck.
