I've done it twice in Reno, NV (now I have them both as long term rentals), and it's changed my life. 

But if you hold that thing for 10 years I don't see how your life is not completely different and people don't think your a genius for buying a middle of the road househack now.

We still end up doing a few things like upgrading appliances or installing recessed LED lighting and dimmer switches and other life-style upgrades to attract top-notch tenants.
