Near Gannon, there are many restaurants in old 1800's buildings, a city park that hosts special events, a convention center with flagship architecture, a community playhouse that performs Broadway plays, the Warner Theater which hosts various performers and the Erie Philharmonic Orchestra, an art museum, a civic center that is home to the Erie Otters (ice hockey) among many other events, a ball field that is home to the Erie Seawolves (minor league team), and a Starbucks on 5th and State St.

Get a check from the refinancing for $50,000 and roll that into doing the same thing with another property.Now once the house is renovated and refinanced I figure rent being around $1,200 a month, $600 going towards cap ex. and the mortgage costing anywhere from $250-$400 per month and the property cash flowing anywhere from $200-$400 per month.Am I way out of my league with this or does this sound plausible if not common in real estate investing?

I can throw a baseball into the yard of a house on the corner that sold for over 500k (bigger and nice).The property:SFR 1200 sf 3/1 with a weird layout (will be rectified in rehab)preliminary scope looks like 50k-65ksits on a landlocked parcel with a right of way and shared driveway across neighboring driveway.
