I met with Wicked Smart today and was told they help you set up a lead sourcing system, help you structure creative financing - which is essentially lease option/purchase, subject to and owner financing....all strategies I am interested in learning more about.

This year we cleared about $530k revenue which was like a 3.5x from last year which returns were negative for 2023 , but I'm assuming that's not going to be the case for 2024 once we file.

The leads I'm getting for potential tenants are not the best.

I think you’re under a misconception that’s leading you to think you have options you don’t…You say it’s worth $1.1M and you’d net $500k.

How comfortable are you with the idea of trusting agents to lead showings versus allowing prospective tenants to tour properties on their own? 

You’ve developed a moderately fast wealth accumulation strategy that’s relatively low risk, enabling you to ride out down cycles, negative cash flows, unexpected necessary expenditures, etc.  

If you tell someone too early you aren't renewing their lease, especially one who is aggressive, could lead you to issues.

First, the stairs leading down to it would likely need to be replaced.
