I think investors see it the same way and invest that way too leading to bumps in prices if they start to see a trend.   

I have no w2 job, a lot of toys (need to get a plane), can do what I want, can assist my son to find his way in life (he is leading his 2nd rehab) and if I wanted I have generational wealth (I have given away a lot money the last few years).  

You can learn to do this independently or get a rockstar REALTOR to lead the way.

From what I’ve heard in a piece by Forbes, focusing on unique features can lead to higher long-term rental satisfaction... especially if your tenants want a few animals or more outdoor space.

I can envision that the numbers on these luxury homes would lead to to a long lag time...but hopefully I'm wrong. 

Any idea of lead times? 

They're building apartments/homes everywhere here in Tampa, which leads me to believe that the market here is going to be over saturated.However, I am no expert so there's a lot I could learn. 

This also leads owners to ASSUME simpler is better when it comes to management contracts.
