Despite the competitive pricing and the fact that it’s been completely remodeled (new roof, HVAC units, windows, floors, appliances—you name it), it’s still sitting on the market.I’m trying to figure out how to get this property to sell faster while still turning a profit.

Unlike a kitchen or bathroom renovation your literally building a second house on the property and your dealing with everything from grading, soils, foundation, electrical, plumbing, framing etc.

I’ve found that putting in a bit of effort upfront, like when I upgraded my kitchen with discounted German appliances delivered straight to the US, makes things run smoother in the long run.

This motel has 16 private rooms, 4 shared bathrooms,  1 kitchen and living room.

I had a few hiccups (the house had a leak and I had to get the ceiling replaced for the kitchen and so on) I made it work.

If you look at the kitchen cabinets those are the cheapest of the cheap.

Like someone else mentioned, doing a short term rental in a secluded basement that is very private and walled off is one thing, but sharing the same refrigerator, kitchen thermostat, etc. with a complete stranger seems like it will introduce more problems than what the money is actually worth.

I also invested in improvements: new roof, water heaters, other major appliances, and a kitchen renovation.Now, my situation has completely shifted.

We keep "kiddie" as we say backhome which is a pot of money set aside for rainy day fund in case we need to replace appliances, perform repairs or other capital improvements.
