we currently live in long island, and was thinking of upstate NY, as that would be a drive away, if we ever decide to convert the STR to our vacation home.

Camarillo is interesting because not only do you have the outlets, but you also have CSU Channel Islands and you are a less expensive alternative to areas like Thousand Oaks. 

Island tours, whale watching, booze cruises, rental cars, etc. fall higher on the list for us than selling lei's or other small souvenirs for example.
