I'm the same way, I'm originally from Portland Oregon and moved out to a new real estate market for this exact reason. 

Additionally, we have paused the approval process for the 72-unit rental building due to the current uncertainties and complexities involved.Our original plan has been disrupted, but we believe in the potential of Corktown—a rapidly developing area with immense promise.

With the failures we endured in the past - we were able to take out original goal of $500-$600 per door and were able to double that with just 1 door. 

COGO is legit, but I can beat them usually on origination points.
