Numbers probably pencil beautifully, but there's a reason why. 5th ward was horrible back in the day, got better a bit, but now it's trending back to some of the worst crime. 5th ward is also a cancer cluster, not sure if you are aware of that.

This sounds like a horrible deal.

BP has a ton of horrible agents, **** lenders, etc. 

As i said, he isn't wrong, "IF" there was an option to just save up a few hundred thousand and buy that property cash with zero mortgage, yes it is "safe" in the manner that you can screw up and be horrible at finding tenants, managing the property and just overall life as a real estate investor, because there isn't a mortgage payment forcing you to feel the pain of failure monthly.

I love the idea of taking something that looks horrible and turning it into something beautiful.

And my husband and I have both had *horrible* landlord experiences in California in the past, and we just don't want to deal with California's renting atmosphere.

Rates have unfortunately been horrible lately with big spikes just in the last couple of weeks so even quotes from the beginning of the month are probably out of date at this point.

I have made it from my long term process to short/mid terms and I have found myself in a predicament as I am investing from out of state (Atlanta GA) and have purchased a str that I will be staying in 1 week a month (Liberty MO north of Kansas City MO).Predicament All property management companies I have done my research on have horrible reviews, as most of them do, and with STR it’s not exactly passive but more hands on in my experience with investing in ATL.Does anybody out there have a recommendation for PM companies I can work with that are not from the horror story days that I have heard all the way back from when Josh Dorkin was hosting?

Point is, that's a HORRIBLE DSCR for any "syndicated" investment at 50% LTV.

My last PM was horrible and made so many mistakes.
