To start, the numbers:3 bedroom, 1.5 bath 1700 sq foot brick SFH with bonus room.Purchase Price: $59kAppraisal: $105k as is with estimated $124k after rehab.Renovation budget: $20k.Renovations include: new flooring in bonus room, kitchen and baths. total renovation of bathrooms, new cabinets, crown molding (to cover bad drywall job by previous owner), buff hard woods, paint exterior, paint interior, remove awning, remove side door and seal up, fix low spot in kitchen floor, and remove the non-permitted fire place.Estimated Rent: Initially I budgeted $950 per month based on another rental I own in a similar location, but two houses on the same block were recently rented for $1200+.

owner has not rented it out this semester due to do some rehab, actually did most of the bathrooms and they are in good shape, carpet is awful, needs paint, kitchen cabinets and better lighting. lower level apt needs gutted due to toilet leaking from above. here are the numbers:purchase price 330krents last semester avg=333/month, did not rent over summer, "I let them just leave their stuff til the next semester", my friend was seeing RED after this statement...expensesrents (if occupied at 333)=3663/monthtaxes 2200garbage =100 (actual quote from WM)water and sewage 525electrical=passed through to tenantPM=started looking, but quotes at 8-10%insurance= 300 (est.)planning on ripping carpet out and going with vinyl hardwood throughout, new cabinets in kitchen and paint, fix lighting and general clean up. plan to get rents up to 500-550 month, lease term 1 year. interviewed PM and he said they take one month's rent for placing a tenant, is this typical?

Homes in the area have hardwood flooring in main areas, tile in kitchens and carpet/plank flooring in basements and sometimes carpet in bedrooms.The house is a raised ranch/bilevel.

Average rental price for units if i would rent is $667 each. 2nd home, 3br 1 ba Townhouse built 1965. aluminum siding, previously attached, now detached burned in fire 2003. completely remodeled after fire, previously had fireplace but deleted and closed shut. hardwood flooring living and dining area, new carpet in bedrooms, possibly need to redo sewage piping and minor. priced at 43,000, taxes roughly 2500 as well, tenant currently pays $830 rent. i appreciate the time to look and help, i have pictures and can get more info if requested for any mentors here, if anyone can assist with any guidance or info at all i would really appreciate that and learn as much as i can!!

By no means should you scrimp and cut corners, but maybe granite countertops and hardwood floors dont fit with the price range you can get at your location.Personally, I dont like dealing with people all that much so I use property management companies to interface with the tenants.
