I guess its a bad example, this was a turnkey, fully rented 4 unit, and I understand valuations are based on comps not caps but the owner laughed when i gave him a low offer and showed me a list of 3 properties he sold at around that 5.3 cap in the last few months.Im guessing then, that right now I should try to find 5-10 units that I can BRRRR?
