The idea is to introduce yourself and change their perception about landlords in case they have bad experience.If they’re late on rent offer to waive the late fee or some of the rent as a good gesture (depending on how they respond to you).Also, bring your handyman with you if you have any and let them know that he will take care of them when needed.That worked with me and I now have paying tenants!

Would it not have been a nice gesture and much easier if the nails bothered the scumbag so much he (or she) could have saved a lot of time and money if they bent their fat aged butts over and just picked up the nails.I received a complaint with a picture (of course) because there was a tiny single weed about 2 inched long protruding onto the sidewalk.The scumbag president of one HOA lived next door to one of my properties.

One of our clients is taking a stab at development for the first time, and is allowing us to participate in the deal (he doesn’t need our money, more of a kind gesture).

The apartment was not ready for them so you made a nice gesture, however that doesn’t mean a discount on rent.

It seems like a gesture to the tenant that there is willingness to stay together for a longer time - which I find is good - but at the same time it can be so limiting for the landlord. 

This guy needs your honesty, not some patronizing gesture.

It is a nice gesture however, it will most likely not end well.

They seemed to appreciate the gesture.
