I've also taken pictures of each room so I have proof of the state of the furnishings etc.

One other thought is fully furnished mid term rentals.. these have worked very good for us in Vegas we get a double or better rent premium on ours.. much less work than STR and you dont have to worry about ordinances or HOA restricting them..

For enhanced returns on a RELATIVELY passive basis, I have had success with FURNISHED LTR, as well as 3 - 6 month leases.  

I furnished them from estate sales and local furniture shops, and the furniture/sheets/towels become damaged over time and need some care.I have a PM manage the remote houses, and they cash flow just fine, the PM handles issues that come up, and they paid off the debt on them once.  

MTR typically requires you to furnish the place.

If you acquire the property in the middle of November(Assumption of November 15th), you will need to clock in about 2 hours a day.You might be able to log in a lot of the hours as you furnish and rehab the property leaving you with 30-minutes / 1 hour towards each guest check in / check out.It is do-able but obviously, sometimes, the more time the better.

I have found a tenant that has agreed to a relatively unconventional agreement for my furnished property in a popular vacation location.

Looking for some insight/ experiences from folks who have furnished rentals/ Airbnb in Anaheim (City requirement 31 day minimum unless you have a permit).
