I was drawn to real estate as a way of investing money I have saved up (around $130K with additional funds to leverage out of a 401K if needed), and potentially creating reliable cash flow over the next 10 years. 

It’s waaaaay easier for a company to fail or be unable to pay rent than you think.

Trying to keep things simple with long-term single family rentals til I hit my conventional limit then will try different strategies with different funding options.

You've learned a valuable lesson in that not all PM companies communicate the same.

Financing seems to be tricky with IRA hence feel that its best to buy with self funding fully.

My home was right under the 1 mil range, and a little over 3 years into owning the home, I am having sills leaking on multiple windows, and just replaced the roofing material on the second floor balcony due to poor flashing, and a membrane that was not run all the way up, but cut off right under the window according to the roofing company that fixed the balcony area. 

My question is, when you are looking to partner with someone to fund the down payment, what is the best way to find a partner without going to family/friends?

funds only go into interpleader after months of sitting in escrow. the court just does not hand the money to the seller either.. if not agreed upon the funds go to the state etc.
