You will be able to take the full 121 exemption and still 1031 any excess gain and all of the depreciation recapture if needed.

typically with seller finance there would be some period of monthly payments and then a balloon where you pay off the balance in full. 

We don't pay much store to cosigners but when we do get them, we run them through the full application process.
