It's easy to postulate that if development at the Broad / Erie Border and Jumpstart Germantown come to full fruition, the rest of 19140 that is east of Broad Street would be sandwiched by two strong developing markets. 

Visualize that goal, Peter, and it will come to fruition!!

@Ryan Blake @Jonathan Taylor Smith Totally understandable, No one wants to waste their time running numbers that might not come to fruition, I am currently brokering Hard Money Loans with Lima One Capital and Icon Realty Capital and both told me they needed the investor to have the property under contract before I submit the deals over, and then I have a co-worker of mine experienced RE investor telling me that they don't need to have the property under contract lol 

Become clear on what your goals are, why you choose those goals and start building relationships with an alignment of interest to bring the goal to fruition.

I have just been working on my cash position for the past few years and fostering some off market deals that hopefully will come to fruition in the near future.

Seems like a little extra legwork but it could come into fruition relatively easily. 

If those options don't come to fruition, does it still make sense to become a long-term rental?

Basically, do what @Dave DeMarinis said.I have yet to make this process work to fruition, but this is my plan:  When you're ready to make offers and you have identified a potential deal, have your agent and/or PM walk the property taking video and then taking pictures (you must train them on how to do this effectively). 

That way only one of them has to come to fruition for the deal to be "satisfactory" and if both come to be, its icing on the cake.
