Remember that in addition to the "normal" expenses encountered with ownership in these properties you will have more breakage on furniture, dishes, sheets, towels (you will be providing all of that) and it's not like a rental across town that you can pop in to fix a garbage disposal, replace a bad fridge etc.

We gathered them up, I took a photo of them and then took them to the Sheriff's Dept.Day 5 - Although I was not supposed to touch anything, I decided that I would, at least, throw out all the perishables in the fridge.

I was wondering if anyone knows of a place to find ""scratch and dent" appliances in the Avondale, AZ area, so we can get quality appliances for a good price.Or, if anyone has any other advice to help us save money on the appliances.Also, for those of you that are familiar with the local market, is it customary to provide a fridge as a Landlord?

Why do property mangment companies have all the rights in this city Las Vegas. the place wasn't clean fridge didn't work toilets didn't work and the othwer people left the garage full of junk. she had to clean remove and is being charged to do her own cleaning, remove the junk fix the toilets then the washer went out  this all in the first 2 weeks.

I just replaced a fridge with an 18cu ft SS GE for $650, about $100 more than paint, it was a no brainer to do it.

Ideally, I would like to break it down per item, such as sink, toilet, wood floors, fridge, stove, bathtub etc.
