I am proud to say that I got my training in the business from being a Note School student, and he is part of the Seller Finance Coalition lobbying on capital hill on behalf of seller finance and the investors like us who make this part of our business model.I would also say that Eddie Speed and the folks at Note School keep their material fresh, and appropriate for today's market conditions, which have seen changes in the last few years.I would also agree with you for saying that Eddie Speed tries to maintain integrity in his dealings.

. -30k yr appreciation at (3%)-30k princ paydown yr1, increasing each year after..Cons:- 17 more self managed tenants with more problems than my current 19 freshly renovated homes- All properties need reno- Properties are priced at value, not below value therefore I can't recoup renovation costs from finance out after value add.

At some point, either after a 3-5 year single tenant stay or after x number of tenants, you do have to spend a decent amount of funds to keep a property looking "fresh" enough to get +95% of market rent..
