My “reasoning” is based on two points1- the current system of property records filing in a million different jurisdictions with expensive title searches necessary for almost every title transfer and mistakes still being made can be made much less expensive, much faster, and much more reliable through migration to some sort of “blockchain” National registry.2- Numerous investments have been divided into, and offered as tranches of the whole.

There are many ways to attempt to collect your loss:  file a small claims complaint against them; get a judgement so you can garnish future wages/bank accounts - and the judgement will be recorded in the credit bureau.

I see people without”mentors” who have NEVER had any success with the strategy they’re teaching or haven’t had any success in real estate at all, or have a history of failure often with multiple lawsuits and bankruptcy filings acting as “fronts” for marketing companies out of Las Vegas and Provo, Utah utilizing phone boiler room operations.

Thank you, Adam  Hey Adam, obviously Bias here as we are accountants, but yes with three properties is definitely worth hiring a CPA or tax specialist that focuses on real estate to ensure all your taxes are filed compliantly, properly, and you're getting all the deductions possible.
