Try to not hold the actions of previous against these new ones, use old experiences as learning points and not fear points.

I think that the very policies landlords here on BiggerPockets seem to fear and hate, actually are their best friend in the long-term.Please rebut.

Even though some deals I made $10K, but I'd like to say it is totally not worth it, the stress(From HML and fear of losing money) and time I invested(few hundred hours in managing each project), $10K is really too little in a project, at least a Flip Project should make $50K, otherwise it is totally not worth it.

Normally folks in those price points simply dont have the money to fully litigate and no attorney is going to take it on contingency.. so you basically out spend them  and then you guys settle.So here is my fear with "outspending them"My wife's broker Century21 had her back with their insurance/attorney.

@Doug Van Lieu I am in a small town with this properties my fear is that the renters in this town won't utilize the online services because they are familiar with it.  

The laws apply to owner occupant but puts fear of regulation into any lender. 

What I'm struggling with is the fear that the economy could take a turn for the worse and get upside down on the project, which I understand is always on the table but wanted to see what everyone's thoughts were as far as waiting or if it's better to just start as soon as possible?

With any strategy you'll have your fears and unknowns how you overcome those with bring growth in the RE space. 

I believe right now is an amazing time to get into real estate as there's deep concern and even fear in the marketplace which is just when you want to come in.
