Start with your closest friends and family but they will invest with you because of your relationship not necessarily because of the real estate or your real estate acumen. 

I came across a company zavvie that claims to map out verified buyers (iBuyer, Bridge Buyer, Single Family Rental Buyers, Renovation iBuyers).

Is this a single-family home or a multi-unit? 

Does someone have experience buying a foreclosed property and keeping the existing person/family living there and converting to a tenant? 

You've left it to us to assume that you are charging under market rent which doesn't cover your costs. 1) Once you've figured out what you could be charging the public, knock a little off for a friends/family discount and present them with legal leases.

Hard to say which way this could go, just keep good notes, records and photos, dates, times etc… maybe this could possibly go under their previous policy?
