One of the most common risks is rash or overeager investors will overpay for a sub-par property thinking that just because they got the monthly payment down the property is a good deal. 

Could not think, see, hard to understand me when I spoke rashes burning itching all over from scalp down.

@James Wise Firstly, I’m never rash when it comes to eviction or non-renewal of leases.

Honestly, it really is a friend of mine, it's not me asking like, "I have a friend who has this embarrassing rash..."

But media coverage would likely just educate a new rash of squatters.
