Who else would have the knowledge to lead others than a 33 year old former football player; who wrote a book that is being hocked by Bigger Pockets.Maybe you can get Nails (Lenny Dykstra) to write a book that BP can sponsor? 

Hiring a licensed professional is many times optional - you don’t always need to see a doctor when you’re sick, and you can DIY a home remodel if you have the right tools and knowledge.

I am interested in learning about investing in real estate, especially fix and flips and the BRRR method, using my rehab knowledge and my guys on slower days to build equity.  

 #2 is a banger - finding a ruthless inspector will save you $1000s in conjunction with the knowledge to negotiate.

I'm not sure what market you are in but I'm knowledgeable on Columbus Ohio if you ever want to talk about build to rent. it's not purchasing new builds at full market price, it's building it 25% below market yourself 

The best part is the free CD is nothing more than a bunch of vague suggestions about how you can make all this money in real estate and vague bragging sessions about how he has been around so long and wants to give you all his knowledge before he croaks (paraphrased) Someday I will be completely immune to the crooks attempts at separating me from my hard earned money.

I'm trying to gain as much knowledge as I can before I take any action.
